Terms and Conditions

1. Agreement to these terms

By accessing or using SureRent — the website, any account dashboard, or the AI assistant — you agree to be bound by these Terms and Conditions and by our Privacy Policy and Cookies Policy, which form part of this agreement. If you disagree with any part, do not use the service. Where a signed-in account is required, we ask you to accept the current version explicitly, and we keep a timestamped record of that acceptance.

2. What SureRent is (and is not)

SureRent is Nigeria's verified rental ledger: a marketplace where physically inspected homes meet certified agents and searching renters. We verify listings and certify agents, and we provide search, enquiry, and messaging tooling around them.

We are not a party to any tenancy, inspection appointment, or payment made between you and another user. Rent agreements, negotiated prices, and moving logistics are strictly between renter and agent (or landlord). We never hold rent money on your behalf and we never ask you to pay before a physical inspection.

3. Who may use SureRent

You must have the legal capacity to enter into contracts under the laws of the Federal Republic of Nigeria to hold an account. Browsing public listings requires no account. If you act on behalf of an agency or company, you confirm you are authorised to bind it to these terms.

4. Accounts, verification & security

One account, three desks. Renters, agents, and administrators sign in through the same entry point; your role routes you to the right workspace. You are responsible for everything done under your credentials.

  • Email verification. New accounts must verify their email address before full access. Verification links can be re-sent (currently capped at 3 per day with a short cooldown between sends).
  • Password resets. Reset links are single-use and expire after 1 hour. Request a fresh one if yours lapses.
  • Keep credentials private. Use a strong, unique password and never share it. SureRent staff will never ask for your password, and any request claiming otherwise is fraudulent.
  • Accurate details. Your name, contact channels, and (for agents) agency information must be truthful and kept current — renters rely on them to reach you.

5. The verification standard

Every home on the ledger is physically inspected by a scout — address, condition, and papers confirmed — before it publishes. Listings that fail any link in that chain never reach renters. Verification describes the state of a listing at inspection time: availability, price, and condition can change afterwards, which is why the inspection-before-payment rule in section 7 exists. We re-inspect reported listings, typically within 24 hours, and delist anything that fails.

6. Agent certification & conduct

Agents are certified in about 48 hours through identity checks, a track-record review, and a signed conduct code, earning the brass seal shown on every live file. Uncertified accounts cannot publish. Certified agents agree to:

  • Publish only real, accurately described homes with honest photos, prices, and specs.
  • Never demand payment before a physical inspection — doing so is grounds for instant suspension and removal.
  • Respond to enquiries promptly and professionally, and keep their public desk (photo, agency, contact line) current.
  • Retire rented or sold files without delay so renters never chase ghosts.

We may pause, delist, or decertify any account or file that breaches this code, with or without prior notice where fraud is suspected.

7. Renter conduct & the inspection rule

Renters agree to make honest enquiries, communicate respectfully, and above all: inspect first, pay after — never the reverse. Treat any pre-inspection payment demand (from an agent, "landlord", or anyone claiming to be SureRent staff) as fraud: stop, keep your evidence, and report the listing so our team can act. Abusive, harassing, or deceptive behaviour towards agents or staff may lead to account restriction.

8. Fees

Searching, saving homes, and contacting agents is free for renters, and stays that way. Agents pay for verification and visibility services as presented at purchase. Any future paid product will show its price before you commit — there are no hidden charges, and no legitimate SureRent charge is ever collected over chat, call, or personal bank transfer.

9. Your content & our licence

Photos, descriptions, and profile details you upload remain yours. By uploading, you confirm you own (or may share) the material and grant SureRent a worldwide, royalty-free licence to display, resize, compress, and distribute it as part of operating the service — including thumbnails, previews, and share cards. We may process uploads (for example, re-encoding images) to keep pages fast. Content that infringes rights, misleads, or breaks the law will be removed.

10. Prohibited behaviour

You must not, on or through SureRent:

  • Commit or facilitate fraud — fake listings, phantom homes, advance-fee demands, impersonation of agents, staff, or scouts.
  • Post unlawful, harassing, hateful, or sexually explicit material.
  • Scrape, harvest, or bulk-copy listings, personal data, or media beyond normal browsing.
  • Spam, bulk-message, or robocall other users; probe, overload, or bypass our security, rate limits, or access controls.
  • Misuse the AI assistant (prompt-injection, generated abuse) or the reporting tools (false reports to harm competitors).

Violations may lead to content removal, suspension, permanent bans, and referral to law enforcement where crimes are indicated.

11. Privacy & cookies

How we collect, use, share, and protect personal data is set out in our Privacy Policy, and our storage tiers in the Cookies Policy — both binding parts of these terms. In short: necessary storage stays on so sign-in and security work; analytics and marketing stay off until you choose them in Cookie settings; you may download your data at any time and delete your account through a cancelable grace period.

12. Warranties & liability

SureRent is provided "as is" and "as available". We work hard to keep the ledger accurate and online, but we do not warrant uninterrupted availability, that every detail stays current after inspection, or that any particular home remains available. To the maximum extent permitted by law, SureRent and its team are not liable for losses arising from tenancies, inspections, payments, or dealings between users — including where a user ignored the inspection rule in section 7. Nothing here limits liability that cannot be limited by law, including for fraud or wilful misconduct on our part.

13. Suspension, termination & deletion

We may suspend or terminate accounts that breach these terms, with notice where practical and immediately where fraud or safety is at stake. You may leave at any time: self-service deletion starts a short, cancelable grace period (72 hours by default) after email confirmation, during which you can undo everything; afterwards your account data is erased or anonymised as described in the Privacy Policy. Statutory, safety, or fraud-prevention records we must keep are retained to the minimum the law requires.

14. Changes to these terms

When these terms change materially, signed-in users see a re-consent notice and must accept the new version to clear it — your acceptance history (version plus timestamp) stays on your account record. Continued use after the effective date counts as acceptance of the current version. Non-material clarifications take effect on publication.

15. Governing law & contact
